In addition to the steady increase in real estate prices on the Bulgarian sea coast, you could benefit financially from your property by renting it out to tourists during the tourist season. Currently the tourist season in Sunny Beach stretches for half a year from May to October with tourists visiting from virtually all European countries. The number of tourists will grow even further as budget airlines are expected to start flying into the Bourgas international airport soon. We have also seen an increase in the number of off-season tourists attracted by spa centres and golf courses nearby.

“Sunny Holiday” currently operates under contract with Apollo, a large international tour operator that markets the property primarily in the Scandinavian market. We are having a very successful 2007 season with occupancy rates around 72 percent in May and September, about 77 percent in June and close to 86 percent in July and August. At current rental rates, this translates into about 3000 euro for a one bedroom apartment for the season, or expected about 5.2 percent return on the investment into the apartment.

These returns are expected to increase in the future. We have already signed a contract with Apollo for the 2008 season . We also have contracts with several other tour operators including PMG, Suntours and Orco who will work with us to increase the occupancy rates even further.

 We have already had several months of high occupancy rates by tourists. The reception, staff, and everyone else at “Sunny Holiday” has worked very hard to provide a pleasant experience for the tourists.
