Rental Opportunities
In addition to the expected steady increase in real estate prices on the Bulgarian sea coast, you could benefit financially from your property by renting it out to tourists during the tourist season. Currently the tourist season in Sunny Beach stretches for half a year from May to October. However, it is expected to become even longer. Sunny Beach is only 25 kilometres from the international airport of the city of Bourgas, which stays open year round. In addition, the airport is expected to receive a number of low-cost airline carriers starting in 2007 lowering the cost of travel to Sunny Beach and attracting more tourists. Also, the construction of golf courses as well as spa and health centers nearby will attract tourists outside the standard beach season. Therefore, one can expect about 6% return on investment every year only from renting the apartment. Adding the 10% and higher annual increase in real estate prices produces a healthy annual return in the double digits.
“Sunny Holiday” has contracts with several tour operators:
PMG who work with several tour operators including Thomas Cook and Hotelbeds and advertise in the major search engines for Bulgarian properties. They will also advertise the apartments at their website RentalBulgaria.com and will feature Sunny Holiday in their brochure for next season. 10,000 copies of the brochure will be distributed to tour operators, real estate agencies, and others;
· Apollo and Neva who operate in the Scandinavian market but also have offerings in the Russian and Polish markets;
· Suntours who work primarily in the Scandinavian and German markets in partnership with several touroperators including Alttours, Sunway, Balkan Tours Ltd. among others;
· ORCO who work in the regional rental market including Bulgaria, Serbia, Macedonia, Turkey, and Russia;
· Black Sea Holidays who operate in the UK and Irish markets;
· Ekip who operate in the Russian market;
The list of tour operators will me expanded even further in the years to come.
